Physical Plant Maintenance Workshop
longevity depends on maintenance
Upon the completion of construction, the buildings transition from the hands of the builders to the residents, who must be thoroughly oriented on every aspect of the property—both inside and out. This workshop serves as a critical knowledge transfer, covering all trades involved in the construction process.
Cohousing units are designed to be compact and energy-efficient, which often requires extra attention to maintain their optimal performance. While some tasks are managed by the larger community or handled by hired professionals, each resident is responsible for the upkeep of their individual unit. Vigilance in maintaining their homes is essential to ensure their longevity and functionality.
Each cohouser plays a key role in supporting the maintenance committee and contributing to the community's overall upkeep. This includes addressing issues within their unit or on the property that could impact the entire building. Residents should be familiar with common maintenance concerns and know how to report or, ideally, address them directly.
The workshop will begin by emphasizing the concept of stewardship—reminding residents that, as stewards, it’s essential to prevent neglect that could cause damage. Topics will include drainage, water flow, and landscape management to protect the property’s integrity. The session will also cover strategies for efficient heating and cooling to reduce energy costs, along with managing and replacing parts and extending the lifespan of floors. Additionally, we will discuss the role of maintenance committees, external help, cost management, and accountability to ensure the community’s long-term success.
